At Littleton Transaction Services, I specialize in comprehensive real estate transaction coordination, backed by my experience as a licensed real estate agent. This allows me to tailor my services with a deeper understanding of contracts, timelines, and the nuances of each transaction.

My goal is to simplify complex processes, provide strategic insight, and ensure a seamless, stress-free real estate experience for every client.

Buyer

I support buyer transactions from contract to closing by managing timelines, tracking key deadlines, coordinating inspections and appraisals, and ensuring all required documentation is completed accurately and on time. As a licensed real estate agent, I understand the details within each contract and work proactively with lenders, attorneys, and all parties involved to help prevent delays and keep the transaction moving smoothly.

Seller

I manage seller transactions by overseeing contracts, organizing disclosure documents, coordinating inspections and repairs, monitoring contingency timelines, and maintaining clear communication throughout the process. My experience as a licensed real estate agent allows me to tailor services to each listing, ensure compliance, and support an efficient, on-time closing from contract acceptance through completion.

Basic Contract to Close $400

Transaction Coordination Services

(For Buyers & Sellers)

Once your contract is signed, I provide behind-the-scenes coordination to guide your transaction from start to finish and keep everything organized, on schedule, and moving smoothly—whether you are buying or selling.

Step 1: Contract Review & File Setup

  • Review the executed contract and related documents to confirm all required signatures, initials, and dates

  • Set up and manage the transaction file to ensure proper coordination and brokerage compliance

  • Identify key contract dates, deadlines, and milestones

Step 2: Timeline & Client Onboarding

  • Create a clear, easy-to-understand transaction timeline outlining what happens next

  • Send a client introduction email explaining the transaction process, key milestones, and next steps

  • Serve as a consistent behind-the-scenes point of support to help reduce confusion and stress

Step 3: Due Diligence & Vendor Coordination

  • Identify any governing condominium or homeowner association and confirm approval requirements, if applicable

  • Coordinate and schedule inspections, notifying all parties of dates and times

  • Coordinate ordering and tracking of the appraisal

  • Order a home warranty, if elected

  • Monitor and follow up on HOA or condominium approval processes

Step 4: Ongoing Communication & Progress Tracking

  • Proactively communicate with the lender, title or closing agent, and third-party vendors to help prevent delays

  • Track transaction progress and follow up as needed to keep everything on schedule

  • Provide periodic updates via email or phone

  • Deliver proactive milestone updates at key stages, including inspection completion, appraisal, and closing preparation

Step 5: Closing Preparation & Compliance

  • Coordinate delivery of wire instructions from the closing agent, when applicable

  • Request and review the preliminary ALTA / settlement statement

  • Prepare and organize the transaction file to meet brokerage compliance requirements

  • Schedule lockbox and sign pickup, if needed

  • Coordinate scheduling of the final walkthrough and closing appointment

Step 6: Post-Closing Support

  • Deliver final documents after closing

  • Provide post-closing follow-up to ensure a smooth conclusion to the transaction

Fee

  • Fee is due once commission is received

 
 
 Showing Homes (Showing Assistant)
  • $50 – $100 per showing

 Attending Inspections

  • $50 – $125 per inspection

Typical tasks:

  • Meet inspector

  • Let contractors in

  • Take photos/video for the agent

  • Send report updates

 Attending Closings

  • $75 – $150 per closing

Duties may include:

  • Meeting the buyer/seller

  • Delivering keys

  • Ensuring paperwork is complete

  • Representing the agent if they can’t attend

 Open Houses

  • $75 – $200 per open house

Usually 2–4 hours.
